Anaheim's reroof rules do not allow more than one layer, and a full tear-off lets the contractor and the inspector actually see the deck, flashing, and ventilation. That is exactly what you want before a 25-year roof goes on.
 &lt;/div&gt;  Will architectural shingles add resale value?

  A documented new roof helps. The 2025 Cost vs Value report shows asphalt roof replacement recouping about 68 percent of its cost at resale nationally, and a new roof is one of the first things buyers notice. No study cleanly isolates an LA-specific premium for architectural over 3-tab, but the thicker profile and neighborhood fit make architectural the safer resale choice here.
 &lt;/div&gt;  Does switching shingle types change my insurance?

  A code-compliant reroof does not void coverage, and insurers care mostly about roof age and condition. Some carriers offer discounts for Class 4 impact-resistant shingles in certain states, but those programs generally do not apply in California, so do not count on a premium drop. Ask your carrier about your specific product before assuming anything.
 &lt;/div&gt;  Do cool shingles actually lower my energy bills?

  They help with roof and attic heat, especially inland, and they satisfy cool-roof code requirements. But treat any specific bill-savings number with skepticism unless someone models your actual house. The honest framing: cooler attic, better code compliance, possible savings, no guarantees.
 &lt;/div&gt;  Can I mix 3-tab and architectural on the same roof?

  For a visible reroof, no. The profiles, exposures, and warranties do not line up, and manufacturers structure their best coverage around complete systems. Small patch repairs to match an existing roof are a separate conversation.
 &lt;/div&gt;  How long does the installation take?

  Most single-family asphalt reroofs take one to three days of active work. Larger homes, steep or complex rooflines, and significant wood repair can push that longer, and permits and HOA review add calendar time before the crew ever shows up.
 &lt;/div&gt;  What warranty do I actually get, and does it transfer if I sell? 
 &lt;div class="ans"&gt;
  “Lifetime” means a limited manufacturer warranty against defects, usually with a stronger protection period up front, plus a separate workmanship warranty from the installer. Transferability varies by brand and line; CertainTeed's XT 25 and Landmark, for example, are transferable limited warranties. Ask for the exact warranty name and document, not the word lifetime.
 &lt;/div&gt;  Do I need a permit to re-roof in LA or Orange County?

  Yes, in every normal case. Anaheim, unincorporated Orange County, and the City of Los Angeles all require permitted reroof work. We handle the permit and the city inspection as part of the job.
