A Cooler, More Comfortable Home Starts in the Attic

We seal the air leaks first, then insulate to the right depth, so your rooms hold their temperature and your AC works less. Local, licensed, and inspection-led from the first visit.

Is Your Attic the Problem?

Is Your Attic Insulation Doing Its Job?

Most homeowners feel an attic problem long before they see it.

Tap anything below that sounds like your home, and I'll show you what it usually points to.

Why the Attic Matters

Your Attic Is Where Summer Heat Gets In

On a hot afternoon in Los Angeles or Orange County, the sun bakes your roof and your attic can climb past 130 degrees, far hotter than it is outside. Heat always moves toward cooler space, so that trapped attic heat pushes down through the ceiling into your rooms, and your AC spends the day fighting it.

Two things let it happen: gaps that leak air, and insulation that is thin, settled, or missing. The fix is to do both, in order, seal the leaks first, then insulate to the right depth.

  1. 1 Air seal the leaks
  2. 2 Insulate to depth

Our Process

Six Steps. Zero Surprises.

We check your attic before we recommend a thing, then keep the work clean and clear, all the way to the final walkthrough.

01

Free attic inspection

No-cost visit

We start in your attic, checking insulation depth and condition, air leaks, ventilation, and ductwork, so we understand the real problem first.

02

Honest recommendation

Rebates flagged

We recommend the right material and R-value, lay it out in a clear written estimate, and flag any utility rebates you qualify for.

03

Remove old insulation

If needed

If your insulation is settled, soiled, or rodent-damaged, we remove and dispose of it cleanly so the new work performs from day one.

04

Air seal the attic

Leaks closed

We seal the gaps at the attic floor, recessed lights, and hatch first, because insulation works best once the air leaks are closed.

05

Install new insulation

To the right R-value

We install your new insulation evenly to the depth your home needs, protecting your floors and living space as we work.

06

Cleanup & walkthrough

Paperwork handled

We clean up completely, walk the finished attic with you, and handle the rebate paperwork so you get the savings you earned.

Done in the Right Order

Your Attic Is Leakier Than You Think

Where attics leak

  • Recessed lights
  • Top of the walls
  • Attic hatch
  • Plumbing pipes
  • Wiring holes
  • Ductwork gaps

Add them up and they can leak about as much air as a window left open all year.

Insulation slows heat, but it does nothing to stop air. Pile it over these gaps and hot air and moisture flow right through, so you never get the comfort you paid for.

That's why we seal the leaks first, keep the attic ventilated with clear vents and baffles, then insulate to the right depth. It's the step most quotes quietly skip.

Matched to Your Attic

We Match the Insulation to Your Attic

There's no single best attic insulation, only the best fit. We look at your attic's layout, access, ductwork, and ventilation, then recommend what makes sense. Here's a look at each.

Blown-in fiberglass attic insulation installed between roof trusses for improved home energy efficiency.

Blown-in fiberglass

R-2.2 to 2.7 / in Most common retrofit

Lightweight loose-fill that blows in fast and covers an existing attic evenly. It doesn't absorb water or settle much, and it's often the most cost-effective way to top off an attic. It just needs a bit more depth to reach the same R-value.

Blown-in cellulose attic insulation installed across attic floor joists with insulation hose visible.

Blown-in cellulose

R-3.2 to 3.8 / in Best gap coverage

Dense, recycled-paper fill that packs into gaps and slows air movement better than most loose-fill. Borate-treated to resist fire and pests. It settles over time, so we install extra depth to account for it.

Fiberglass batt and roll attic insulation installed between ceiling joists in a residential attic.

Batt & roll

R-3.0 to 3.4 / in Simple, open attics

Pre-cut blankets that work well in open attics with standard, accessible joists. Clean and straightforward when the layout is simple. It's also the material most utility rebates are written around.

Radiant barrier attic insulation installed under roof rafters to help reflect heat and improve attic efficiency.

Radiant barrier

Reflects roof heat Hot-climate add-on

A reflective foil under the roof that bounces back much of the radiant heat off a hot SoCal roof. It pairs with insulation rather than replacing it, and earns its keep most when your ducts run through the attic.

Spray foam attic insulation applied along roof rafters and attic walls during a residential insulation project.

Spray foam

R-3.5 to 7 / in Seals as it insulates

Seals and insulates in one step, usually along the roofline to turn a vented attic into a sealed, conditioned space. It's the premium option, and it shines when HVAC equipment and ducts live in the attic.

Not sure which fits? That's what the free inspection is for.

When Removal Is the Right Call

We Remove Old Insulation Only When It Needs to Go

You don't always need your old insulation torn out. If it's dry, clean, and in good shape, we can usually add new insulation on top and save you the cost. But when it's contaminated, soaked, or matted down, covering it only traps the problem, and removal becomes the smarter long-term call.

When removal makes sense

  • Rodent droppings or nesting waste, urine, or shredded insulation
  • Water damage or mold wet, musty, or an ammonia smell
  • Flattened & compressed matted down, no longer insulating
  • Decades old packed with dust and settled debris
Rodent waste doesn't stay put. As the attic heats and cools, it breaks down and can circulate through your ductwork. Covering it with new insulation hides the problem, it doesn't fix it.

Our removal & replacement process

  1. Remove

We vacuum out the old insulation with containment, so the mess never spreads through your home.

  2. Clean & sanitize

We decontaminate the attic to neutralize odors and bacteria.

  3. Rodent-proof

We seal the entry points around pipes, wires, vents, and framing so they can't come back.

  4. Air seal

With the floor exposed, we seal the air leaks, the best time to do it.

  5. Re-insulate

We install fresh insulation to the right R-value, on a clean slate.

Removal is the reset; sealing the gaps is what keeps it fixed. Heard scratching, spotted droppings, or your insulation just looks done? We'll tell you honestly whether it needs to come out or can simply be topped off.

Rebates & Permits, Handled

We Find Your Rebates and Handle the Paperwork

Depending on your utility, programs like the LADWP Attic Insulation Rebate can cover a meaningful share of an attic insulation project, but only if the work is done to code, documented correctly, and filed on time. We handle that whole side, so the savings you're owed don't slip through the cracks.

Rebates we track down

Utility rebate programs change often and funds are limited. We check which ones apply to your address and utility, tell you what you actually qualify for, and file the paperwork start to finish, so you never chase forms or deadlines.

Permit-ready, code-aligned work

We install to the right R-value for your area and pull permits when your city requires them, so the job is inspection-ready. That same code-compliant work is usually exactly what the rebate programs require, too.

What we handle for you

  • Check which rebates apply to your utility and home
  • Install to the R-value your area calls for
  • Pull permits when your city requires them
  • Photograph and document the job the way programs require
  • File the rebate paperwork on your behalf

Rebates vary by utility, funds are limited, and not every home qualifies, so we'll always tell you straight what's available for your address before you commit.

FREQUENTLY ASKED QUESTIONS

Questions Homeowners Ask Us

Straight answers about how we work, what projects cost, and what to expect when you hire a licensed contractor. No pressure, no runaround.

How do I know if my attic needs more insulation?

The most common signs are rooms that never feel comfortable, upstairs spaces that run hotter than downstairs, an HVAC system that runs constantly, uneven temperatures from room to room, and higher-than-expected energy bills. A quick look in the attic helps too: if you can see the tops of the ceiling joists, or the insulation looks thin, flattened, patchy, or water-stained, there is likely room to improve. The clearest way to know is a professional inspection, which is why we start every project with a free attic inspection.

How much attic insulation does a Southern California home need?

Insulation is measured in R-value, which is its resistance to heat flow, and the higher the number the better it performs. For most California homes, recommended attic levels fall in the R-30 to R-60 range, with many homes targeting around R-38, depending on the climate zone and the home. Older homes are often well below that. Rather than guess, we measure what you have during the inspection and recommend what it takes to bring your attic up to current standards for your area.

Will new attic insulation actually lower my energy bills?

It usually does, because your attic is one of the biggest sources of energy loss in a home. According to ENERGY STAR, sealing air leaks and adding insulation in areas like the attic saves homeowners about 15% on heating and cooling costs on average, and homes starting with little or old insulation tend to see the biggest improvement. Exact savings depend on your home, your current insulation, and your HVAC system, so we set realistic expectations during the inspection rather than promising a specific number.

Should I seal air leaks before adding insulation?

Yes, and it is one of the most overlooked steps. Insulation slows heat from moving through your ceiling, but it does not stop air from leaking through gaps around can lights, plumbing, wiring, the attic hatch, and top plates. If you insulate over those leaks, conditioned air still escapes and you never get the full benefit. We air seal those penetrations first, then insulate, so the insulation you pay for actually does its job.

Do I need to remove my old insulation first?

Not always. If your existing insulation is dry, clean, and in good shape, we can often add over it to reach the target R-value, which keeps the project simpler. Removal makes sense when the insulation is wet or water-damaged, moldy, contaminated by rodents, or heavily compacted and no longer performing. We only recommend removal when it genuinely needs to go, and we tell you which situation you are in during the inspection.

How long does an attic insulation job take?

Most attic insulation projects are completed in a single day. Larger homes, difficult access, added air sealing, or removal of old insulation can push it into a second day. After the inspection we give you a realistic timeline in your written estimate, so you know what to expect before we start.

What is a radiant barrier, and do I need one in Southern California?

A radiant barrier is a reflective foil installed under the roof that bounces much of the sun's radiant heat away instead of letting it soak into your attic. In a hot, sunny climate like Los Angeles and Orange County it can noticeably reduce attic heat gain, and it earns its keep most when your ductwork runs through the attic. It works alongside insulation rather than replacing it. Whether it makes sense for your home is something we assess during the inspection.

Are there any downsides to over-insulating or blocking my attic vents?

Yes, and this is where a careful installer matters. Attics need proper airflow, so insulation should never cover soffit vents or block ventilation, because trapping heat and moisture can lead to mold and can even shorten the life of your roof. Good installation means hitting the right R-value, sealing the leaks that matter, and protecting ventilation at the same time. We check all three during the inspection so your attic is comfortable, efficient, and healthy, not just full of insulation.
