Know the Signs

Signs It's Time to Repaint

Spot any of these on your home's exterior? A repaint is likely due. Here is what each one looks like.

Hand wiping chalky residue off faded, weathered exterior siding before a residential repaint

Fading or chalky color

Washed-out color, or chalk that rubs off on your hand.

Brown exterior paint blistering and peeling off wood lap siding down to bare wood before repainting

Peeling, cracking, or blistering paint

The finish is lifting, splitting, or bubbling off the surface.

Long vertical crack and spider cracking across a cream stucco exterior wall below the roofline

Stucco cracks

Hairline to wide cracks, often near windows and corners.

Peeling paint and raw, graying wood on weathered window trim beside cedar shake siding

Exposed or bare wood

Raw, graying wood on trim, fascia, or siding.

Dark mildew streaks and water staining on a shaded textured stucco exterior wall before repainting

Mildew, stains, or discoloration

Dark patches or streaks on shaded, north-facing walls.

Cracked, separated caulk and peeling paint pulling away around a brick-framed exterior window and trim

Failing or separated caulk

Gaps opening around windows, doors, and trim joints.

California Heat & Sun

Why SoCal Homes Fade Faster

Year-round UV, heat, and coastal air slowly fade, chalk, and crack exterior paint. Here's what our climate does to a paint job, and how a full repaint fixes it.

  • UV fade and chalking

Strong year-round sun pulls the color out of exterior paint and leaves a chalky surface.
  • Heat cycling

Daily heating and cooling stresses old coatings until they crack and lose their seal.
  • Coastal salt air

Homes near the coast weather and chalk faster as salt air wears the finish down.

FREQUENTLY ASKED QUESTIONS

Questions Homeowners Ask Us

Straight answers about how we work, what projects cost, and what to expect when you hire a licensed contractor. No pressure, no runaround.

How do I know when it's time to repaint my home's exterior?

Watch for fading or chalky color, paint that's peeling, cracking, or blistering, cracks in stucco, bare or graying wood on trim and siding, mildew on shaded walls, and caulk that's pulling away from windows and doors. Any of these means the coating is no longer protecting the surface underneath, and the longer you wait, the more repair the home needs before it can be painted. If you're seeing a few of these, it's worth a free inspection so you know where things stand.

How much does it cost to paint a house exterior in Los Angeles or Orange County?

Exterior painting is priced mainly on the size of the home, the number of stories, the surfaces involved like stucco, wood, fiber cement, or brick, and how much prep and repair the exterior needs before paint goes on. A small single-story home with sound surfaces costs far less than a large two-story home that needs stucco patching and wood repair. Because every home is different, we inspect the whole exterior and give you one flat price in writing before any work starts, so there are no surprises later.

How long does an exterior paint job take?

Most single-family exterior repaints take about three to six working days, depending on the size of the home, the condition of the surfaces, and how much prep and repair is needed. Larger or two-story homes, or jobs with significant stucco or wood repair, take longer, and weather can add a day here and there since surfaces need to be dry and paint needs time to cure between coats. We give you a realistic timeline up front and keep you updated as the job moves along.

What's included in your full exterior repaint?

Every repaint starts with an inspection of the whole exterior, then we handle everything it needs as one flat-price package. That includes surface prep like power washing, scraping, sanding, and caulking, stucco and wood repair done before any paint, priming where it's needed, and painting every surface from siding and trim to fascia, eaves, doors, garage doors, and window frames. We finish with a full cleanup and a walkthrough with you before we call the job done.

Do you repair stucco, wood, and trim before painting?

Yes, and it matters more than the paint itself. Fresh paint will not bond to or last over cracked stucco, loose or peeling wood, or failed caulk, so we patch and texture-match stucco cracks, scrape and prime bare or damaged wood, and re-caulk gaps before a single coat goes on. Skipping this step is the most common reason a paint job fails early, which is why we never paint over problems.

How often should I repaint my house exterior in Southern California?

It depends on the surface. Stucco often holds up around seven to ten years or more, wood siding usually needs repainting every five to seven years, and fiber cement can go ten years or longer. Southern California's strong sun and UV, plus salt air closer to the coast, can shorten those windows, and south and west-facing walls almost always fade first. The clearest sign is the surface itself, so if the color looks dull or chalky or you see wear, it's likely time.

What's the best time of year to paint a house exterior in Southern California?

One advantage of our climate is that exterior painting works nearly year-round here. The ideal conditions are dry weather, moderate temperatures, and surfaces out of harsh direct sun while the paint goes on, which describes most of spring, summer, and fall, and many winter weeks between storms. We avoid painting when a surface is damp, when rain is in the forecast, or during extreme heat, since each of those affects how the paint cures and how long it lasts.

How long will my new exterior paint last, and do you offer a warranty?

With full prep and quality exterior products, a professional repaint typically lasts around seven to ten years, though the exact lifespan depends on the surface, sun exposure, and the product used. We stand behind our work with a workmanship warranty, and the exterior paints we use carry their own manufacturer warranties. Exact terms vary by project and material, and we spell them out in your written estimate so you know what's covered.
