On most Southern California homes the tile is still sound while the underlayment beneath it has failed, so the right scope is often smaller than a teardown. Why tile quotes vary so much

  • Roof size and pitch: Larger and steeper roofs take more material, labor, and safety setup.

  • Roof complexity: Valleys, hips, chimneys, and skylights add flashing and detail work.

  • Deck condition: Rot is often found only after tear-off, so honest quotes account for it.

  • Underlayment choice: Modern synthetic costs more than felt but lasts far longer here.

How We Install Your Tile Roof

A tile roof is only as good as what goes under it and how the edges are detailed. Here is exactly how we install or re-roof a tile roof, from protecting your home on day one to the final walkthrough. Every step is built around a sound structure and a watertight underlayment beneath the tile.

  1. We protect your property

    We cover landscaping, walkways, and AC units, set up debris control, and run a magnetic nail sweep at the end of each day. Your driveway and yard stay usable.

  2. We tear off the old roof

    We strip the roof down to the deck and haul the old material away. Going all the way to the wood lets us see its true condition instead of covering up problems.

  3. We check the deck and the structure

    We replace any rotted or damaged sheathing so the new roof starts on solid wood. Because tile is heavy, we confirm your framing can carry the load, and we tell you honestly if a lighter tile or reinforcement is the better call.

  4. We install underlayment, flashing, and battens

    This is where a tile roof is won or lost. We lay a new fire-rated, waterproof underlayment across the deck, since the underlayment, not the tile, is what keeps water out. New metal flashing goes in at valleys, walls, and every penetration, and the battens that hold the tile also create a drainage and airflow gap beneath it.

  5. We set or re-lay the tile

    We spread the tile evenly to avoid concentrated loads, then set it course by course from the eaves up, blending from several pallets so the color looks natural. Every tile is fastened to code for your slope and our wind and seismic requirements. On a re-lay, we clean and reuse your existing tile over the new underlayment.

  6. We detail the ridges and hips

    The ridges, hips, and eaves are where craftsmanship shows and where wind and embers try to get in. We finish them with properly fastened ridge and hip caps, closures, and bird stops at the eaves, so the roof is sealed at every edge.

  7. We clean up and walk the roof with you

    We do a final magnetic sweep, haul off every scrap, and leave your property clean. Then we walk the finished roof with you, review the work and your warranty, and schedule the final inspection.

A tile reroof almost always needs a city permit in Los Angeles and Orange County, and the requirements are different in every city. We handle the entire permit and inspection process, so you do not pull anything, file anything, or wait around for the inspector.

How long does a tile roof last?

The tile itself lasts a long time. Concrete tile commonly lasts 50 years or more, and clay tile can last 75 to 100 years or longer. What wears out first is not the tile but the underlayment beneath it, the waterproof layer that actually keeps water out, which usually needs replacing every 20 to 30 years. That is why a tile roof can often be renewed by replacing the underlayment and reusing the same tile, instead of tearing the whole roof off. 

How much does a tile roof cost in Los Angeles and Orange County?

Tile is a premium roof, so it costs more up front than asphalt shingles, but it lasts two to three times longer, which lowers the long-term cost. Your price depends on the size and slope of your roof, the tile material and profile you choose, whether your framing needs any work for the added weight, and the condition of the deck once the old roof is off. Is my home strong enough to support a tile roof?

Many homes already are, especially if they have or once had a tile roof. Tile is heavier than asphalt, so if you are switching from a lighter roof, we confirm your framing can carry the load before we recommend it. If it cannot, we tell you honestly and can suggest a lighter-weight tile or the structural work needed, rather than putting a heavy roof on a frame that is not built for it. 

Should I choose clay or concrete tile?

Both are excellent, and the right choice depends on your budget and the look you want. Concrete tile costs less, offers the widest range of colors and profiles, and is the most popular choice across Southern California. Clay tile costs more and is heavier, but its color is fired through the tile so it never fades, and it gives the most authentic Spanish and Mediterranean look with the longest natural life. Do tile roofs leak, and what causes it?

A tile roof rarely leaks because of the tile. When a tile roof leaks, it is almost always the underlayment or the flashing that has failed, or a tile that has slipped or cracked and let water reach the layer underneath. That is why the underlayment and the metal flashing at valleys, walls, and penetrations matter as much as the tile, and why we install new ones on any re-roof rather than reusing worn parts. 

Can you reuse my existing tile instead of replacing the whole roof?

Often, yes. If your tile is still in good shape, we can do what is called a re-lay: we remove the tile, install brand-new underlayment and flashing, and reset your existing tile on top. It costs less than a full replacement and gives you a fresh, watertight system beneath the same tile. If a lot of tile is cracked, or your profile has been discontinued and cannot be matched, a full replacement is the better call, and we will tell you which one your roof actually needs. 

Are tile roofs a good choice for California wildfire areas?

Yes. Clay and concrete tile are noncombustible, and installed correctly as a Class A assembly, a tile roof carries the highest fire rating there is. For homes in a Fire Hazard Severity Zone, we build to California's wildfire code, with fire-rated underlayment and ember-resistant details at the eaves, ridges, and vents, and we provide the documentation your permit and insurer may ask for.
