What first got me interested in this work was noticing that houses tend to fail in groups. A whole street goes up in the same year, built by the same crew out of the same materials, and then forty years later the same thing goes wrong on every third roof on that block. Once you see that pattern you cannot really stop seeing it anywhere. I started keeping notes on what I found in which neighborhoods and in which era of construction, and after a while I could walk up a driveway and already have a fair idea of what was waiting for me inside.
That is most of what I bring to a first visit. Before we open anything up, I can usually tell you what a house of your age and type tends to be hiding, what it costs if yours turns out to be doing the same thing, and what it means for you if it is not. It makes the estimate more honest and it makes the whole conversation a lot shorter. I will still be wrong sometimes, and when I am I will say so instead of quietly working around it. Guessing well is not the same thing as knowing, and homeowners deserve to be told which one they are getting from me.
