I have never been good at treating a conversation like a transaction. The part of this work I actually look forward to is sitting down with someone I have not met yet and hearing what they want their house to be, which is usually a much longer answer than most people expect to give. I ask anyway. You learn more about what a home needs in the first twenty minutes of listening than you do walking around the place with a flashlight, and most of what matters to a homeowner never comes up at all unless somebody thinks to ask about it.
So I listen first and quote second. I want to know how you actually use the space, what has been bothering you for years, and what you are hoping this whole thing gets you, all before I start talking about scope or about numbers. I treat people the way I would want my own family treated, which mostly means being straight with them and then not disappearing on them once the paperwork has been signed. Some of the homeowners I worked with years ago still text me when something comes up around the house, and honestly that is the part of this job I am proudest of.
