For years my job only started after somebody else had already made all of the promises. I was the one running the crew, standing in the house when we opened up a wall and found something that nobody had planned for, and then calling the homeowner to explain why the schedule had moved. I got very good at making that call. I also got tired of it, because most of the time the real problem was not the surprise itself. It was that nobody had ever thought to tell them a surprise was even possible before the work started.
So I moved myself over to the front end of the job. Now I am the one sitting at the kitchen table, and I write an estimate the way I would have wanted to receive one back when I was the person who had to go and build from it. I will tell you where your house is likely to be hiding something we cannot see yet, what it costs if it is, and how many days that adds to the schedule. I do not hand out optimistic timelines. I give you the ones I would have had to defend standing in your driveway, because for a long stretch of my career that was exactly the part I was responsible for.
