Watch for fading or chalky color, paint that's peeling, cracking, or blistering, cracks in stucco, bare or graying wood on trim and siding, mildew on shaded walls, and caulk that's pulling away from windows and doors. Any of these means the coating is no longer protecting the surface underneath, and the longer you wait, the more repair the home needs before it can be painted. If you're seeing a few of these, it's worth a free inspection so you know where things stand.
Exterior painting is priced mainly on the size of the home, the number of stories, the surfaces involved like stucco, wood, fiber cement, or brick, and how much prep and repair the exterior needs before paint goes on. A small single-story home with sound surfaces costs far less than a large two-story home that needs stucco patching and wood repair. Because every home is different, we inspect the whole exterior and give you one flat price in writing before any work starts, so there are no surprises later.
Most single-family exterior repaints take about three to six working days, depending on the size of the home, the condition of the surfaces, and how much prep and repair is needed. Larger or two-story homes, or jobs with significant stucco or wood repair, take longer, and weather can add a day here and there since surfaces need to be dry and paint needs time to cure between coats. We give you a realistic timeline up front and keep you updated as the job moves along.
Every repaint starts with an inspection of the whole exterior, then we handle everything it needs as one flat-price package. That includes surface prep like power washing, scraping, sanding, and caulking, stucco and wood repair done before any paint, priming where it's needed, and painting every surface from siding and trim to fascia, eaves, doors, garage doors, and window frames. We finish with a full cleanup and a walkthrough with you before we call the job done.
Yes, and it matters more than the paint itself. Fresh paint will not bond to or last over cracked stucco, loose or peeling wood, or failed caulk, so we patch and texture-match stucco cracks, scrape and prime bare or damaged wood, and re-caulk gaps before a single coat goes on. Skipping this step is the most common reason a paint job fails early, which is why we never paint over problems.
It depends on the surface. Stucco often holds up around seven to ten years or more, wood siding usually needs repainting every five to seven years, and fiber cement can go ten years or longer. Southern California's strong sun and UV, plus salt air closer to the coast, can shorten those windows, and south and west-facing walls almost always fade first. The clearest sign is the surface itself, so if the color looks dull or chalky or you see wear, it's likely time.
One advantage of our climate is that exterior painting works nearly year-round here. The ideal conditions are dry weather, moderate temperatures, and surfaces out of harsh direct sun while the paint goes on, which describes most of spring, summer, and fall, and many winter weeks between storms. We avoid painting when a surface is damp, when rain is in the forecast, or during extreme heat, since each of those affects how the paint cures and how long it lasts.
With full prep and quality exterior products, a professional repaint typically lasts around seven to ten years, though the exact lifespan depends on the surface, sun exposure, and the product used.
