For most homes we work on, architectural shingles are the better long-term choice. They last longer, handle California sun and wind far better, and tend to cost less per year over the life of the roof, which is why they now make up the large majority of new roofs. How We Install Your Asphalt Shingle Roof, the Right Way

An asphalt shingle roof is a complete system, not just the shingles you see. The difference between a roof that lasts 15 years and one that lasts 30 comes down to the layers underneath and how carefully they go on. We install every roof to the manufacturer's spec, which is also what keeps your warranty valid.

  1. We protect your property first

    Before any tear-off, we cover your landscaping, protect what needs protecting, and set up the site to stay clean from start to finish.

  2. Full tear-off to the deck

    We strip the old roof to the wood decking. We do not install over old layers, which hides problems and can void your warranty. A clean deck is the only way to build a roof that lasts.

  3. Deck inspection and repair

    We inspect the decking for rot, water damage, and soft spots, and replace any damaged wood before we build back up. You only pay for the repairs your roof actually needs.

  4. A sealed, watertight foundation

    We install new drip edge, a leak barrier at the eaves, in the valleys, and around every penetration, then synthetic underlayment across the whole deck. This is where cheaper jobs cut corners.

  5. Shingles installed to manufacturer spec

    We set starter strips along the eaves and rakes, then nail every shingle in the manufacturer's nail zone, the placement that gives full wind resistance and keeps your warranty valid. We finish with new flashing, fresh vents and pipe boots, ridge cap shingles, and proper ridge ventilation.

  6. Cleanup and final walkthrough

    We clean daily, run a magnet sweep for stray nails, and walk the finished roof with you before we call the job done.

What's the difference between architectural and 3-tab asphalt shingles?

This is the choice most homeowners don't realize they're making, and it matters more than color or brand. 3-tab shingles are a single flat layer with a uniform look, and they typically last 15 to 20 years with a wind rating around 60 to 70 mph. Architectural shingles (also called dimensional or laminated) are built from two bonded layers, which gives them a thicker, textured look and much stronger performance: 25 to 30 years or more, with wind ratings up to 110 to 130 mph. Architectural shingles now make up the large majority of new roofs for good reason. How long does an asphalt shingle roof last?

It depends on the shingle and, just as much, on how it's installed and ventilated. A 3-tab roof generally lasts 15 to 20 years, while architectural shingles last 25 to 30 years or more. The catch is that the rating on the package assumes a correct installation and a properly ventilated attic. A roof nailed in the wrong spots or trapping heat underneath can fail years early, no matter how good the shingle is. We install to each manufacturer's spec and correct ventilation as part of the job, which is what actually gets you the lifespan you paid for. 

Are asphalt shingles a good choice for the California heat and sun?

Yes, and they're the most popular roofing choice in California for a reason: a strong balance of cost, durability, and curb appeal. The key here is choosing the right shingle. California's intense sun and UV exposure are hard on roofs, so we install cool-rated shingle lines that reflect heat rather than absorb it, which helps keep your attic cooler, eases the load on your HVAC, and can lower summer cooling costs. Thanks to newer granule technology, you no longer have to pick a light color to get that reflectivity, even deep charcoal is available in cool-rated options. 

Does my new roof have to meet California's Title 24 cool roof requirement?

For most reroofs in our area, yes. California's Title 24 energy code sets cool roof requirements in climate zones 10 through 15, which cover most of Southern California, and the requirement is generally triggered when you replace 50% or more of your roof. The City of Los Angeles and unincorporated LA County also have their own stricter cool roof standards. If your roof doesn't comply, the building inspector can fail the final sign-off. We handle this for you: we know which CRRC-rated cool shingles meet the requirement for your address, pull the permit, and make sure your roof passes inspection without surprises. 

Can you install new shingles over my old roof, or do you tear it off?

We tear off to the deck. Layering new shingles over old ones (an overlay) can look cheaper upfront, but it hides whatever is happening to the wood underneath, adds weight, shortens the new roof's life, and can void your manufacturer warranty. Building codes also limit how many layers a roof can have. By stripping to the deck, we can inspect and repair the wood, install a proper leak barrier and underlayment, and give you a roof that performs and stays under warranty. You only pay for the deck repairs your roof actually needs, and we show you anything we find. 

How long does it take to replace an asphalt shingle roof?

Most residential shingle roofs are finished in one to three days. The exact time depends on the size and pitch of your roof, how complex the rooflines are, the material you choose, and the weather. If we find deck damage once the old roof is off, repairing it can add a little time, but you'll know before we start what to expect, and a dedicated project manager keeps you updated through every step so nothing catches you off guard.

Do asphalt shingles come with a warranty?

Yes, and there are two layers of protection. The shingles carry their own manufacturer warranty, and our installation is backed by our workmanship warranty. The important detail most homeowners miss: manufacturer warranties depend on correct installation and proper attic ventilation, so a cheap install can quietly void the long warranty you were promised. Because we're certified by the manufacturers we install and we follow their specs, your coverage actually holds. If anything ever needs attention, you have one point of contact who already knows your project. 

How much does a new asphalt shingle roof cost?

Every roof is different, so an honest number depends on the size and pitch of your roof, the shingle you choose, how many old layers come off, and the condition of the deck underneath.
